Do I need Homeowners Insurance?

The time has come to buy your home sweet home, and now you’re thinking about all things home insurance. Let’s do a quick rundown on what you need to know:

FIRST, YOU MAY BE ASKING WHAT IS HOME INSURANCE?

Think of home insurance as a financial security blanket for your home and belongings. It protects you from the costs of rebuilding after a fire, replacing stolen items, repairing your home from storm damage, or liability claims if someone is injured on your property. If you plan to finance your home (get a mortgage), your lender will require you to have homeowner insurance.

SO WHAT KIND DO I NEED? 

The most common type of homeowner insurance is an HO-3 policy, which covers your home, belongings, liability, additional living expenses, and medical payments.

HOW MUCH WILL IT COST?

The average home insurance policy varies, but to give you an idea, the national average in 2022 is $1,383 per year for a policy with $250,000 in coverage. Remember that your home insurance premium is paid in monthly installments as part of your mortgage payment.

I make an offer, what happens next?

People I meet ask me this question a lot, and it is normal to feel overwhelmed by the home buying process, especially if you are a first time home buyer.

Once your offer gets accepted by the seller(s), there are a few important deadlines or contingencies you need to know. 

First, we are going to need a pre-approval letter from a mortgage lender or proof of funds if you are buying in cash to send with the offer.

We will discuss how much to offer as the purchase price, and check off any contingency items based on homes previously sold in the neighborhood.

If the offer is accepted, you will need to put down earnest money deposit with a few days of the offer. The deposit applies to your purchase price at closing.

Congratulations, your offer was accepted, next we will enter the inspection period. This is your chance to have a home inspection done, get insurance quotes, and begin the mortgage loan process. You'll also need to give your earnest money to the Title Company as soon as possible. If you cancel due to the inspection, you will receive your earnest money deposit back.

Once the home inspection report comes in, we may or may not need to negotiate any repairs with the seller(s). Together we will go through the list of items on the report.

If you are getting a mortgage, your loan application needs to be started within the first few days of the executed contract date. While your loan is processing, it is VERY IMPOTANT not to make any changes, like a new job, major purchases on your credit cards, or open any new credit card accounts or lines of credit, as any of these activities could alter your qualifications on your loan.

In addition to your financing, you will need to obtain home insurance. Don't worry, I know this sounds like a lot but I help people buy and sell homes every day. I'm here to walk you through the process step-by-step to make you feel comfortable.
